Bollinger Capital Group's Funding Source can close loans within 30 days from submission of a project and issuance of a Term Sheet (LOI) from our funding group. The timing of a project's funding is dependent upon the due diligence information from the developer being available for underwriting's approval whereupon a final loan commitment and approval can be issued and thereafter loan documents are prepared for closing.

Bollinger Capital Group, LLC is a consulting firm for the purpose of introducing a Developer or Borrower to capital sources for financing projects. BCG is not an agent or a broker. BCG is not responsible for the accuracy or validity of any information provided by a Developer/Borrower to the capital source or provided by the capital source to the Developer/Borrower whether or not that information is sent directly between the Developer/Borrower and the capital source or through the Consultant by either the Developer/Borrower or the capital source to be delivered to either the Developer/Borrower or the capital source. Furthermore, it is acknowledged by the Developer/Borrower and the capital source that BCG has no liability for any information the Developer/Borrower provides to the capital source directly or the capital source provides to the Developer/Borrower whether sent directly between those parties or sent to BCG by either the Developer/Borrower or the capital source to be delivered to either the Developer/Borrower or the capital source. BCG is not responsible to negotiate the terms of any agreement(s) between the Developer/Borrower and the capital source of funds as those negotiations shall be entirely between the Developer/Borrower and the capital source of funds. The BCG is not responsible for any agreement(s) reached between the Developer/Borrower and the capital source of funds nor for the perfection of or the performance of any agreement(s) between the Developer/Borrower and the capital source of funds. The BCG’s only function with, for and/or between the Developer/Borrower and any capital source providing or proposing to provide funds or receive funds as contemplated between them is only to introduce the Developer/Borrower and the capital source and help facilitate that introduction for a positive relationship that may result from such introductions.
Additional Provisions and Disclosures
Bollinger Capital Group, LLC is not a lender. It has no role in the approval of a loan from any capital source. There is no assurance that BCG will be able to make introductions to capital sources of funds for any Developer/Borrower or vice versa. BCG cannot guarantee financing will result from such introductions. Both Develop/Borrower and capital sources agree that BCG will not be liable to either Developer/Borrower or capital sources for any losses or damages whatsoever in the event financing is obtained by Developer/Borrower or is not obtained by Develeper/Borrower. BCG is a consultant and is NOT acting as an agent or broker for either Developer/Borrower or the capital source of funds. Additional points and fees may be due directly to the capital sources of funds, a lender, a collateral provider, an equity provider or a joint venture partner and/or other funding groups or sources of funds that the BCG is not a part of. Developer/Borrower is aware and authorizes said fees and points to be paid directly to Lender out of loan proceeds at loan closing or by the terms of the agreements between Developer/Borrower and the funding capital source. Developers/Borrowers may also be liable for any fees to pay their own consultants, agents, brokers and/or representatives outside of any agreement with BCG or the capital source. BCG may have to pay referral fees to other parties and Developer/Borrower expressly authorizes BCG to pay the referral fees within the terms of those separate agreements with one another after funding occurs. The Developer/Borrower or the capital source may not be a party to those agreements between BCG and any referring parties. Fees that Developer/Borrower may be responsible for could include loan origination fees, specific due diligence costs from the lender, escrow and closing fees, title insurance, attorney fees, escrow fees, notary, tax services, recording, structural/seismic reports, environmental reports, survey, credit reports, commitment and stability fees, appraisals, marketing reports, feasibility studies and other reasonable expenses requested by capital source. All projects and loans are different and there is no set basis for additional fees and Developer/Borrower should be prepared to pay for these fees as part of any funding, however, BCG shall have no authorization to order such third party work or payment and such authorization shall be strictly between Developer/Borrower and any capital source of funds.
